In May, the City of Sydney demonstrated once again why they are one of the leaders in delivering affordable housing in Australia. Following a review – to which Shelter NSW contributed – and a successful Gateway determination, Council formally updated its affordable housing policy, increasing cash contribution rates for affordable housing to bring them more in line with the actual cost of purchasing land and developing affordable housing in the LGA. This update introduces a 20% ‘flat’ contribution of gross floor area on all upzoned residential land, better reflecting the very high land values in Sydney CBD and adjacent areas.
In expensive and highly sought after areas, balancing development feasibility with affordable housing schemes that support diverse and inclusive communities can be a difficult challenge to meet. Shelter NSW is honoured to continue to work with the City of Sydney, particularly through its Housing for All Advisory Panel, to lead the way in implementing ambitious value capture schemes that will deliver safe, secure, affordable housing for people living on lower incomes.
