Recently Ku-Ring-Gai Council exhibited its amended draft Affordable Housing Contribution Scheme (AHCS) as a localised alternative to the Transport Oriented Development (TOD) reforms. Shelter has been on this journey with Ku-Ring-Gai Council for many years, having recommended the implementation of a Local Housing Strategy and AHCS during the exhibition of the council’s draft Local Strategic Planning Statement in 2019. We are pleased that we are now seeing the introduction of an AHCS, and have provided further comments to Council regarding the new, amended AHCS.
While the base rate remains quite conservative, at 2-3%, Shelter NSW welcomes Council’s embrace of in-perpetuity affordable housing, and its ambition in delivering up to 10% affordable housing on council-led strategic planning and proponent-led rezonings.
This is a promising start and Shelter NSW looks forward to working with Council to continue to develop and implement policy solutions to help address the housing crisis within the LGA.
