Adam Farrar, our Principal Policy Officer gave evidence to the NSW Parliamentary Inquiry into Land Release and Housing Supply on 5 March 2018. During the public hearing Adam was asked about the link between increasing supply and affordability.
The underlying plank in the NSW Government's housing affordability measures is a belief that increasing the supply of housing will improve affordability. The only problem is, the facts don't support this faith. We would expect the record levels of construction in Sydney to improve housing affordability, but this is not the case. Instead record construction has fueled record prices. Adam pointed out that one factor is that new apartments are being built in the higest cost areas.
